Illabunda is located in Buckleys Road at Winston Hills in the Western Suburbs of Sydney. It is 7km from the Parramatta CBD and 25km from the city of Sydney. Illabunda is within walking distance of three primary schools, Model Farms High School, a regional shopping centre and fitness centre. A regular bus service to Westmead Station passes the site and regular buses to Parramatta are a few minutes walk away. Illabunda is a 15 minute walk from the new bus transitway which is currently under construction and is within easy cycling distance to Parramatta, Westmead and Wentworthville railway stations and a few minutes by car from the M2, M4 and M7 motorways.

Illabunda is located in an elevated position with sweeping views to Parramatta to the south-east and the Blue Mountains to the west and distant views of the Homebush Olympic Park and the city of Sydney.
Illabunda adjoins an undeveloped council reserve to the south which provides access towards Toongabbie Creek Reserve and the new bus transitway.
